Fullform of FSI is floor space index it is also known as Floor area ratio

FSI is the maximum permissible floor area that a landowner can build on his /her plot area.


FSI is the ratio of the area of all the floor of ​​the building to the plot/ land area.

The FSI is different for different cities.

It may have different  building bylaws and hence different values.


Floor Space Index [FAR] = (Total Covered Area of All Floors / Plot Area)



What Is Premium FSI ?


If the FSI value in any city/town is low and you want to increase the FSI value, there is an option to increase the FSI vlaue, it is called Premium FSI.


 if we  wish to increase the limit of allowable floor space index (FSI) for any project, we will have to pay extra fees to the local authority as premium FSI funding. But, we will be eligible for this option if our land, the width of the road must be at least 30 feet.


 

30 – 40 Feet Road Width

20 % Premium FSI

40 – 60 Feet Road Width

30 % Premium FSI

More than 60 Feet Road Width

40 % Premium FSI
